Company Overview

Kumar Property Group is a privately held real estate investment company that acquires, owns and operates industrial real estate with a value-add strategy. Our primary focus is on acquiring and operating light industrial, multi-tenant business parks in geographies that significantly outperform the broader national benchmarks. We have successfully invested through numerous market cycles by maintaining a patient and disciplined approach with a focus on capital preservation. We seek to identify sources of value creation and execute on them through sound operating decisions.

OUR Strategy

Multi-Tenant, Light Industrial & Select Single-Tenant Assets

The industrial asset class benefits from secular demand drivers including e-commerce penetration and demand for warehouse space by service-oriented businesses that serve growing populations. Multi-tenant industrial assets offer many advantages: steady income with value creation potential, risk mitigation from a diversified revenue stream and tenant mix, insulation from new supply due to high replacement costs, and exposure to growth of small-to-medium sized businesses which are the backbone of the US economy. Many of these attributes are also present in single tenant assets depending on the profile of the asset. 

Our target market is large (~3-4 billion square feet), highly fragmented from an ownership standpoint and underserved by institutional investors. We have a strong network of local relationships to identify properties that can benefit from a value-add strategy of property repositioning. Our property managers are hand-picked to be our ‘boots on the ground’ and are fully aligned with our management philosophy of providing a great experience for our tenants.

Acquistion Criteria

Kumar Property Group applies a disciplined framework for identifying and evaluating prospective acquisitions. We start with a top-down approach for evaluating a metropolitan statistical area (MSA). Our markets score favorably on population trends, income and job growth, workforce education, business climate, and resilience in the event of a downturn. Within each market, we identify sub-markets that are well positioned due to their location, growth pattern, and local real estate supply/demand dynamics among other factors.

Investment Philosophy

We combine a value-oriented investment approach with market insights to identify high quality, well-located properties with potential for long-term capital appreciation. We approach each investment opportunity with the same mindset: buy it right, finance it optimally, make prudent capital investment decisions, and maximize performance through hands-on management. Over time, we expect supply/demand dynamics to play into our favor given the growth profile of our markets and the scarcity value of properties we own.

Above all, we are focused on capital preservation. We engage in a rigorous asset selection and underwriting process to evaluate all opportunities on a risk-adjusted basis.

We limit our downside by having a diverse income stream, a creditworthy tenant base, longer lease terms, and multiple exit strategies. Our disciplined approach often requires us to sit patiently on the sidelines while asset prices become inflated by market conditions, such as low interest rates and excess liquidity, with little regard for the underlying asset quality and risk. Once we acquire an asset, we have the advantage of owning it for the long-term without having the pressure to sell.

Brokers

Kumar Property Group’s broker relationships are integral to its success in sourcing transactions. To that end, we have established a broker incentive program for brokers who procure deals on our behalf. We also offer prioritization for future resale listings to brokers who we transact with.

Ankur Kumar

Managing Partner

Ankur Kumar oversees the sourcing and underwriting of potential acquisitions and portfolio asset management for the Kumar Property Group. Ankur has eighteen years of corporate and real estate private equity experience. He previously worked at a variety of large leveraged buyout firms in New York City and continues to serve as an advisor to private equity funds today. Ankur holds a B.S. in Economics from the Wharton School at the University of Pennsylvania and an MBA from Harvard Business School.

Pradeep Kumar

Managing Partner

Pradeep Kumar oversees the acquisition and asset management functions for Kumar Property Group. Pradeep has been investing in residential and commercial real estate since the 1970s. Pradeep holds a M.S in Industrial Engineering from UC Berkeley and a PhD in Engineering and Business from the University of Southern California.
